Questions
How do you calculate rental yield?
Gross yield is annual rent divided by the property price, times 100. Net yield takes off yearly costs such as letting fees, insurance, repairs and service charges before dividing by the price.
What is a good rental yield in the UK?
Many landlords aim for a gross yield of around 5% to 8%. Yields are often higher in the North of England and Scotland and lower in London and the South East, where prices are higher.
Should I include mortgage payments?
Yield is usually worked out before mortgage costs. Add your monthly mortgage to see your real monthly cash flow.
