How to find good tenants
A reliable tenant is worth more than a few pounds of extra rent. These steps help you find one and start the tenancy on the right foot.
Advertise clearly
Use good photos, an honest description and a realistic rent. List the EPC rating, as you must provide it.
Hold proper viewings
Meet applicants in person or by video, answer questions and get a feel for whether the home suits them.
Reference every applicant
- Identity and Right to Rent (England)
- Employment and income
- Previous landlord reference
- Credit check
Check affordability
A common rule of thumb is annual income of around 30 times the monthly rent. If it's short, consider a UK-based guarantor.
Start the tenancy right
Protect the deposit, give the required documents and do a check-in inventory with photos.
