The Renters' Rights reforms - a landlord's overview
England's private rented sector is going through its biggest change in decades. This overview covers the main themes - always check GOV.UK for the latest rules and dates.
Periodic tenancies
Fixed-term assured shorthold tenancies are being replaced by rolling periodic tenancies, so tenants can stay until they or the landlord end the tenancy on a valid ground.
Section 21 'no-fault' evictions
No-fault evictions are being abolished. Landlords will need to rely on specific possession grounds, such as selling, moving in or rent arrears.
Rent increases
Rent can normally be increased once a year using the formal notice process, and tenants can challenge above-market increases at tribunal.
Standards and a landlord database
Expect a Decent Homes Standard for private rentals and a new landlord database and ombudsman.
