EPC rules for landlords
An Energy Performance Certificate rates how energy efficient a property is from A (best) to G.
When you need one
You need a valid EPC before marketing a property to let, and must give a copy to new tenants.
How long it lasts
An EPC is valid for 10 years.
Minimum rating
Most private rentals in England and Wales must currently have a rating of E or above unless a valid exemption is registered. Higher future standards have been proposed - keep an eye on GOV.UK.
Improving your rating
- Loft and cavity wall insulation
- Efficient boiler or heat pump
- Double glazing and draught-proofing
- LED lighting and heating controls
