The UK landlord compliance checklist
Letting a property in the UK comes with a list of legal duties. Here's a plain-English checklist to keep you on the right side of the law. Rules differ across England, Wales, Scotland and Northern Ireland - always check the latest official guidance for your area.
Before the tenancy starts
- Gas safety check by a Gas Safe engineer, with a copy for the tenant
- Valid EICR (electrical safety report) - in England at least every 5 years
- EPC with a rating of E or above for most lets in England and Wales
- Right to Rent checks on adult occupiers (England)
- Smoke alarm on every storey and carbon monoxide alarms where required
- Provide the government's How to Rent guide (England)
When you take a deposit
Protect it in a government-approved scheme and give the tenant the prescribed information within 30 days.
During the tenancy
- Renew the gas safety certificate every 12 months
- Carry out repairs within a reasonable time
- Keep records of every certificate, notice and communication
Stay ahead of changes
Rental law is changing, including the Renters' Rights reforms in England. Keep an eye on official GOV.UK guidance and review your processes regularly.
