9 things your rental in England needs
Gas safety check every 12 months
A Gas Safe registered engineer must check gas appliances, fittings and flues every year. Give tenants a copy of the record.
Electrical safety report (EICR) every 5 years
A qualified electrician must inspect and test the electrics at least every 5 years. Give tenants a copy and fix any issues within 28 days.
Energy Performance Certificate (EPC)
Needed before you market the property, and valid for 10 years. Rating must be E or above unless an exemption is registered.
Smoke and carbon monoxide alarms
A smoke alarm on every storey with living space, and a CO alarm in any room with a fixed combustion appliance (not gas cookers). Test them on the first day of each tenancy.
Deposit protection within 30 days
Protect the deposit with DPS, TDS or mydeposits and give the prescribed information within 30 days.
Right to Rent checks
Check every adult occupier has the right to rent before the tenancy starts, and keep copies.
Tenancy information for tenants
Give tenants the government information required for new tenancies (previously the How to Rent guide), plus the gas record and EPC.
Landlord database registration
The Renters' Rights Act introduces a private landlord database and ombudsman. Register when your area's scheme opens.
Legionella risk assessment
Assess the risk from water systems (usually a simple check) and keep a note of it.

Questions
What certificates does a landlord need in the UK?

Is this legal advice?
No. It's a plain-English summary to help you stay on track. Always check the official government guidance for your nation and your local council's rules.
