Landlord gas safety certificates explained

If your rental property has gas appliances, an annual gas safety check is a legal requirement in the UK.

What's checked

A Gas Safe registered engineer checks gas appliances, fittings and flues provided by the landlord and records the results on a gas safety record, often called a CP12.

How often

Every 12 months. You can usually have the check done up to two months early without losing the original renewal date.

Giving tenants a copy

Existing tenants should receive a copy within 28 days of the check, and new tenants before they move in.

Keep your records

Keep records of the checks. Estateflow stores every certificate and reminds you and your engineer before the next one is due.
