Smoke and carbon monoxide alarm rules for landlords
Working alarms save lives, and in England they are a legal requirement in private rented homes.
Smoke alarms
At least one smoke alarm on every storey that has a room used wholly or partly as living accommodation.
Carbon monoxide alarms
A carbon monoxide alarm in any room used as living accommodation that has a fixed combustion appliance, such as a gas boiler or wood burner (gas cookers are excluded).
At the start of each tenancy
Check every alarm works on the day the tenancy begins, and keep a record that you did.
During the tenancy
If a tenant reports a faulty alarm, repair or replace it as soon as reasonably practicable.
Other parts of the UK
Scotland and Wales have their own, often stricter, rules such as interlinked alarms. Check the rules where your property is.
