How to increase rent fairly and legally

A well-handled rent review keeps your income in line with the market without losing a good tenant.

1. Check what the market says

Compare similar homes nearby - same number of bedrooms, condition and furnishing. Estateflow's Robo rent review gives a quick rough guide.

2. Check your tenancy agreement

Some agreements include a rent review clause. If not, in England you may need the formal Section 13 notice process - check GOV.UK.

3. Give clear notice

Tell your tenant the new rent, when it starts and that everything else stays the same. Give at least the notice the law or agreement requires.

4. Keep it friendly

Explain why, thank them for being a good tenant and invite questions. A modest increase is often better than losing a reliable tenant to a void period.

5. Record it

Update your rent history so statements and reminders use the new amount from the right date. Estateflow can create the rent increase letter for you.
